5. EARNEST MONEY AND TERMINATION OPTION: A. DELIVERY OF EARNEST MONEY AND OPTION FEE: Within 3 days after the Effective Date, Buyer must deliver to Sample Title Co. (Escrow Agent) at … (address): $5,000 as earnest money and $300 as the Option Fee.

(2) If the last day to deliver the earnest money, Option Fee, or the additional earnest money falls on a Saturday, Sunday, or legal holiday, the time to deliver … is extended until the end of the next day that is not a Saturday, Sunday, or legal holiday.

Only ¶5A rolls forward. No other deadline in this contract does.

B. TERMINATION OPTION: … Seller grants Buyer the unrestricted right to terminate this contract by giving notice of termination to Seller within days after the Effective Date of this contract (Option Period). Notices under this paragraph must be given by 5:00 p.m. (local time where the Property is located) by the date specified.

1. Services

  1. A. You forward the executed TREC 20-18 and addenda, including the Third Party Financing Addendum (TREC 40-11).
  2. B. We send you every deadline with the contract language it came from. Nothing goes to anyone else until you reply “confirmed.”
  3. C. We introduce you to title, lender and the other agent, chase documents on business days, warn you 48 hours before anything is due, send a Monday status, and prepare closing. You're copied on everything.

2. Fee

$99 per file, charged when it closes. If the contract terminates, you owe nothing. Your first file is free. A per-file human coordinator typically charges $300–800.1

3. Deadlines we track

  • ¶5A Earnest money and option fee, with the weekend and legal-holiday roll-forward
  • ¶5B Option period, 5:00 p.m. local time, never extended
  • ¶6B Title commitment and its automatic extension limit
  • ¶6C Survey and T-47, whichever box is checked
  • ¶6D Title objections, recalculated as documents arrive
  • ¶7B Seller's Disclosure and the 7-day window after it
  • TPFA 2A Buyer Approval
  • TPFA 2B Property Approval, 3 days before closing

4. Limits

  1. A. We never send or change wiring instructions.
  2. B. We coordinate. We don't give legal advice or negotiate for you.
  3. C. During our pilot you approve every email before it's sent.
